Vacation Rentals in Virginia Beach, VA
With Anchor Realty, you have the option to book completely online! To do this, check the availability for the property you wish to rent. If it is available, fill out the information needed to reserve your rental!
If you wish to complete your reservation via phone, please call our office (757) 428-0432.
If you choose not to pay online, payment must be submitted to our office in the form of a cashier’s check or money order within 5 days of lease signing. If it is not returned in this time period the property will return to the status of available and may be rented to someone else.
After we have received your leasing agreement and the reservation fee (50% of the total) the property is yours for the selected time! You can change properties or dates (subject to availability) for a thirty-five dollar ($35) transfer fee until 30 days before your arrival date. The remainder of your balance (including pet fees, taxes, rent and damage deposit) must be paid thirty (30) days prior to arrival date. Accounts with unpaid balances after this date will forfeit the reservation fee and will be treated as a terminated rental. Termination from lack of payment within 30 days of reservation date will take place automatically without the tenant being notified (see cancellation and termination policy). Any reservation made within 30 days of the arrival date must be paid in full at the time of booking and with certified funds (cashier’s check or money order).
The reservation fee is used to reserve your rental and is 50% of the total rent amount. This fee is due at the time of booking. Once paid and the leasing agreement is signed, your vacation is officially reserved! Your reservation fee is nonrefundable but is transferable to a different property within one year of your original reservation date (see transfer fee). This amount is credited towards the total rent payment that is due thirty (30) days before your arrival.
If you wish to bring your furry friends along with you, please make sure that the property you select allows pets. If the property’s page states that pets are allowed, non-refundable fee of One hundred dollars ($100.00) per pet (limit of 2) will be added and is due thirty (30) days before arrival. For yearly or month-to-month rentals, the non-refundable fee is Three Hundred Dollars ($300.00 per pet.
Any evidence of pets in the unit without permission, or more pets than specified will result in a charge of One-Hundred Fifty Dollars ($150.00) per pet to the tenant’s account. Any additional damage to the unit will result in additional funds being charged to the tenant’s account.
Damage Protection/ Tidy Fee
If you do not elect to purchase Generali Travel Insurance:
A payment of Two Hundred Dollars ($200.00) must be paid as a tidy fee. This sum will be due 30 days before arrival with the remainder of the rent. The tidy fee will be held by the Landlord to secure Tenant’s full compliance with the terms of the rental agreement. Anchor Realty may apply the damage deposit to the payment of any damages the property has suffered due to failure to maintain the premises, to surrender possession of the premises thoroughly cleaned and in good condition (reasonable wear and tear expected) or to fully comply with the terms of the leasing agreement, and any balance, if any, to unpaid rent and fees. Landlord shall provide Tenant with an itemized accounting, in writing, showing all such deductions and the reasons for such deductions. Damages will be assessed within 48 hours of checkout, given that there is no occupancy of new tenants within the 48 hr. Duration. Refunds will be processed and refunded to the credit card on file within 2 to 3 weeks of checkout.
Before your arrival, your vacation rental home will have received a full ventilation/sanitary clean with EPA certified products certified to kill COVID19. This cleaning will be paid for by the owner of the vacation rental home, on your behalf. All tidying/trash removal and cleaning of the vacation rental home from your stay will be your responsibility to be completed before time of checkout. A cleaning list and products will be provided inside the home. As a courtesy to you, if you would prefer our staff take care of your tidy clean, please reach out to firstname.lastname@example.org for pricing. If the home is not cleaned before the turnover period and we have not heard from you, additional cleaning will be charged to your tidy fee.
The maximum occupancy according to the Short Term Rental Regulations issued by the City of Virginia Beach is listed on each property’s page. If any unit is found to be over this limit, the tenants may be charged an additional fee or will be evicted and all rents forfeited.
All of our properties are NON-SMOKING units. Smoking any substance is not permitted on any of our properties. This includes tobacco, electronic vapor devices, illegal substances, etc.
Any evidence of smoking in the unit will result in an additional charge to your account and is cause for immediate eviction and forfeit of rents paid.
Keys (Lock Out Fee, Lost Key Fee, Parking Passes)
If your keys are left in your property and you require Anchor Realty to come and unlock the property, a Twenty-Five Dollar ($25.00) fee during office hours, or Fifty Dollar ($50.00) fee after hours will be deducted from the damage deposit or your reservation will be changed to cover the cost of this service.
All keys must be returned to the Anchor Realty office on the date the lease expires; failure to return all keys will result in a One Hundred Twenty-Five Dollar ($125.00) deduction from the damage deposit to cover costs of changing locks.
Lost Parking Passes
All parking passes must be returned to the Anchor Realty office on the date the lease expires; failure to return each parking pass will result in a Seventy-Five Dollar ($75.00) deduction per pass from the tidy fee to cover costs of a new pass for the guests arriving after you.
Anchor Realty’s tax rates are governed by the Commonwealth of Virginia and the City of Virginia Beach. Currently the state tax rate for rentals is 14%. The City of Virginia Beach Lodging Fee is $2.00 per night stayed. Taxes subject to change without notice.

Our policies are designed to offer protection for unforeseen events so we are not able to guarantee policy changes.

Cancellation and Termination Policy
We understand that sometimes things come up and you are unable to fulfill your travel plans. We suggest that you make sure your rental is secured by adding Generali Travel Protection to your rental. Generali Travel Protection can help you receive money back if you are unable to take your vacation. They also protect you while you are on your vacation with concierge and medical services. For more information please ask a staff member about the benefits of protecting your vacation! If you do wish to purchase, the insurance fee must be paid in full, in addition to the reservation fee required to book the property. Our policy concerning cancellation is as follows:
All cancellations that are submitted in writing (through email) and received prior to 30 days before the term commencement date will be fully refunded less the 50% reservation fee/booking fee. Under no circumstance is a refund issued within 30 days of the term commencement date.
After your 50% reservation fee/booking fee has been received, the remainder of your balance (including pet fees, taxes, rent and damage deposit) must be paid thirty (30) days prior to arrival date. Accounts with unpaid balances after this date will forfeit the reservation fee/booking fee and will be treated as a terminated rental. Termination from lack of payment within 30 days of reservation date will take place automatically without the tenant being notified.
Please understand, when a reservation is created, those dates are blocked off on our calendar, creating a hold for your reservation. This makes rebooking extremely difficult closer to the reservation date, at the cost of the vacation rental owner. If cancellation notice is received less than 30 days prior to the arrival date and if the property is rented at the same rate to another party, Anchor Realty Group may refund a portion of Guest’s deposit. If the property is not re-rented, Anchor Realty Group will retain the entire reservation fee/booking deposit. Please know that Anchor Realty will make every reasonable effort to re-rent.
Anchor Realty Group reserves the right to cancel your lease agreement if any unforeseen circumstances arise or the property becomes temporarily uninhabitable, but agrees to fully refund any monies paid in advance by Guest or will make every effort to relocate Guest to a similar property.
Future Booking Deposits (Reservations made prior to COVID-19 Pandemic)
If it becomes necessary to cancel your reservation with less than 30 days before your arrival, Anchor Realty Group may offer a Future Booking Deposit, meaning that your reservation fee/booking fee may be held by Anchor Realty Group and applied to a future vacation rental booking within Anchor Realty Group’s inventory. Please understand that properties and prices may be subject to change.
To reserve your rental, a reservation fee/booking fee of 50% of your total rent must be paid. This payment is credited to your rental total and along with your signed lease agreement, secures your property for the week. If you wish to purchase Generali Travel Insurance, the insurance fee must be paid in full in addition to the reservation fee. The remainder of the rent is due thirty (30) days before the arrival date, the rental total and damage deposit are due upon booking in certified funds. No personal checks will be accepted in this case.
Anchor Realty Group accepts credit cards, pre-cleared checks (bank or cashier’s checks) and money orders as payment. No cash or American Express accepted.
We accept Visa, MasterCard, Discover, and check cards as long as they are connected with one of the following major credit card companies listed above. You can safely enter your entire credit card number via our secure server, which encrypts all submitted information. Anchor Realty Group respects the privacy of every individual who uses our website. We only process and use the data obtained through this site for the specific purposes you’ve authorized for your transaction, based on the rental agreement for your reservation. Wed o not sell customer information to third parties. Credit cards are no longer accepted for initial Long Term Rental payments except for application fees.
Cashier’s check or money order must be payable to “Anchor Realty Group” and mailed to 613 21st Street Virginia Beach, Virginia 23451.
Check – In (Regular and After Hours) and Check – Out
Check in time is after 4:30 pm. We do all that we can to have our homes ready by check in time, but we cannot guarantee the exact time of occupancy due to the possibility of unforeseen circumstances. Housekeeping and all maintenance personnel must provide services between occupancies for every home. You may not go to or park at the property before checking in with our office.
In response to COVID19, Anchor Realty Group offers contact free check in. A member of our staff will contact you via text if your home is ready early. To pick up your keys and welcome packet, you will need to stop by the Anchor Realty Group office at the time of check in, located at 613 21st Street Virginia Beach, Virginia 23451. When your rental is ready, you will be sent a code to access our lockbox at this address for key pickup via text message. Please let our office know if you are going to check in late.
Check out time is at 10:00 am. The property should be cleaned according (linens left as they are) and all keys, parking, and property possession surrendered on or before this time to allow for our COVID19 Enhanced Cleaning Process before the next guests arrival.
Enhanced Cleaning Process
What are we doing to ensure a safe space for our guests?
- Increased turnover time to sanitize and ventilate the property between guests
- Sanitizing clean: Your property will be wiped down by a professional housekeeping crew with products that are EPA certified to kill COVID19.
- Fabrics: Linen surfaces will be swapped or sanitized for your protection. You may also choose to bring your own. Please contact our staff if you do not want linens provided.
- Supply Kit: Each property will be stocked with cleaning supplies and equipment for your use.
Due to the tropical environment, no refunds will be given for pests.
In response to COVID19, we ask that all guests clean the property before leaving to allow for a full ventilation and professional sanitization between guests. If you would like extra cleaning, your refundable “tidy fee” may be applied. Check-out cleaning lists and instructions will be provided at the property.
With all of the things that you have to pack for your week at the beach, you don’t have to fill the car with sheets, towel and beach towels.
Your vacation rental linens include a fresh set of sheets on each bed, and one bath towel, hand towel, and wash cloth for each person allowed by state occupancy regulation. You will want to bring your own dish towels and hand towels.
At Anchor Realty, we manage all of the maintenance at our properties. If you experience an emergency during your stay, please call 911. When you notice a maintenance concern, please give our office a call or text and we will take care of the issue as soon as we can.

If you experience a maintenance related issue after hours that cannot wait until our office opens the following morning, please call or text (757) 428 – 0432 and our on-call personnel will address your needs as soon as possible.
Please place the trash bags from your unit in the big black trash cans that are located outside of the houses. Trash collection is on Tuesdays for most of the units managed by Anchor Realty Group.
Guests staying at the Mai Kai Condo Complex should not move the trash bins. Recycles are picked up every other week. Please take out all trash at the end of your stay. If you are staying in a condo unit, please place your trash in the receptacles provided outside.
We also encourage recycling in our vacation homes. Please place the recycled items in the big blue trash cans located outside of the units. See below for information about recyclable items:
- Clean out newspaper
- Broken down cardboard boxes, clean, dry and unwaxed
- Chipboard, such as cereal and cracker boxes
- Unwanted mail including catalogs and magazines
- Telephone books and paper grocery bags
Clear, green and brown glass bottles and jars (remove and discard lids)
The only type of plastic which is acceptable for recycling are bottles with a neck and spout (remove and discard lids)
Aluminum, steel/tin food and beverage cans
Pour or wipe out cans and bottles. Place recyclables loosely in your container. Town-home residents with the 18-gallon recycling bin container service may place any additional recyclables in paper bags next to their container.
Please do not place the following items in your blue recycling container:
- Household garbage
- Waxed cardboard
- Juice boxes
- Milk cartons
- Food containers (such as carry out containers and pizza boxes)
- Yard waste (grass, leaves or branches)
- Plastic bags (plastic bags are collected at most grocery stores for recycling)
- Plastic toys
- Plastic pools
- Plastic motor oil containers
- Ceramic or ovenware dishes
- Bottle caps or lids
- Packing peanuts
At the office: Please park either on street parking on 21st Street or behind our office building in the gravel lot. Parking in the nearby bank parking lots is prohibited.
At your vacation rental home: Please only park in the designated spot(s) for your rental home. A parking plan will be posted in your unit. Some units are provided with parking passes. Please keep the passes in plain view to avoid getting towed. Anchor Realty is not responsible for vehicles towed when parked in unauthorized locations.

All vacation rentals come with free wi-fi in each unit. We hope you enjoy this added amenity during your stay.
Even the best and newest equipment occasionally malfunctions and cannot be guaranteed 100% of the time. By reserving a vacation rental you accept the understanding that this equipment sustains heavy usage and troubleshooting involves multiple parties and factors. All problems will be corrected as quickly as possible. No refund or compensation will be given for malfunctioning equipment.
Generali Travel Insurance is offered with all vacation rentals. Travel Insurance reimburses for prepaid, nonrefundable expenses due to certain unforeseeable circumstances that may jeopardize your vacation and force you to incur unplanned expenses. Last Minute Rentals
Rentals made within thirty (30) days of check in date are considered last minute rentals. We love and welcome last minute rentals but there are some things that are different about them.
If you book last minute, the total rent, including the tidy fee must be paid immediately after the property is booked. The reservation fee/booking fee is no longer applicable, and the entire total rent amount is required to reserve the property. The balance must be paid with certified funds (no personal checks accepted under any circumstances).
The leasing agreement must be signed for this property and funds received in full (including the tidy fee and pet fees) before keys can be issued. For example, if you are arriving after hours, we will be unable to issue a door code or keys to the guest unless we have a signed copy of the leasing agreement in our office before close of business day.
The $150 processing fee covers administrational cost of processing a reservation and related correspondence. We pride ourselves in having the lowest pricing of any company in our area. Contact us if you find a lower price!
Vacation Rental Damage Protection:
As part of your stay you may purchase a Vacation Rental Damage plan designed to cover unintentional damages to the rental unit interior that occur during your stay, provided they are disclosed to management prior to check-out. If purchased, the policy will pay a maximum benefit of $3,000.00. You will still be responsible for any damages that exceed $3,000.00 or are not covered under the plan and associated damages will be charged to the credit card on file.
If you damage the real or personal property assigned to your rental accommodations during the trip, the Insurer will reimburse the cost of repair or replacement of the property, up to $3,000.00. Certain terms and conditions apply. Full details of the Vacation Rental Damage coverage are contained in the Description of Coverage or Insurance Policy www.generalitravelinsurance.com. The Vacation Rental Damage plan can be purchased up to, and including at, check in. By submitting payment for this plan, you authorize and request Generali Travel Protection and Insurance Services to pay directly Anchor Realty Group any amount payable under the terms and conditions of the Vacation Rental Damage Plan. Please contact Anchor Realty Group directly if you do not wish to participate in this plan or assignment.
If you do not purchase Generali Vacation Rental Damage Protection, you will be required to maintain a refundable Two Hundred Dollar ($200.00) Tidy Fee.
